Construction

Buildout and renovation with one party holding the drawings, the trades and the permits — so the owner has a single person to telephone and a single name answerable when a date moves.

The work

What we take on

Amalfi Construction takes tenant improvement and renovation rather than ground-up building — restaurant and retail fit-out, hotel guest rooms and public areas, medical and dental offices, office tenant improvement and condominium common areas. One party holds the drawings, the trades and the permits throughout.

How a project runs

Six stages, nothing skipped

Every project runs the same six stages: the walk and brief, the written scope and budget, drawings and permits, construction, inspection and punch, then closeout. Nothing begins before the scope and the schedule are agreed in writing.

  1. Walk and briefWe see the space, understand what it has to become, and establish the constraints — the lease, the association, the authority having jurisdiction.
  2. Scope and budgetA written scope with exclusions stated plainly. Exclusions matter more than inclusions; that is where arguments begin.
  3. Drawings and permitsCoordination with the architect and engineers of record, and the permit run through the local building department.
  4. ConstructionLicensed trades, a single superintendent, and a written weekly report measured against the schedule rather than against optimism.
  5. Inspection and punchEvery inspection booked and attended. The punch list is ours to find, not yours.
  6. CloseoutFinal lien waivers, warranties, equipment manuals and as-built drawings in one file, handed over before the final payment is requested.

Why one party

Coordination is the product

A buildout fails in the gaps between trades rather than inside them, and the trade most likely to open one of those gaps is the mechanical. We hold that trade in-house through Amalfi Mechanical, which is the difference between coordinating a schedule and controlling one.

One schedule

The mechanical rough has to precede the ceiling, the ceiling precedes the finishes, and the inspector will not come twice. A project fails in the gaps between trades, not inside them.

We self-perform the mechanical

The trade most likely to delay a buildout is the one we hold in-house through Amalfi Mechanical — and the same crew that installs it is the one that maintains it afterwards.

One number to call

When a date moves, you are told by the person responsible for it, in writing, with what is being done about it. No chasing three subcontractors for three versions of the same week.

Questions

Before you call

What size projects do you take?

Tenant improvement and renovation work rather than ground-up construction. Restaurant and retail buildouts, hotel renovation scopes, medical fit-outs and common-area work. If a project is outside what we can hold properly, we will say so at the walk rather than at the halfway point.

Who holds the licence on permitted work?

Every permitted portion — mechanical, plumbing, electrical, roofing — is performed by a contractor licensed in that trade, pulling their own permit and carrying their own insurance. We provide the certificates and the licence numbers before work begins.

How are change orders handled?

In writing, priced and signed before the work is done. A change discovered on an invoice is a dispute; a change agreed in advance is simply a decision. We do not operate the other way.

Do you work with our architect?

Yes, and we prefer to. Where there is no design team we can introduce architects and engineers we have worked with, but they are engaged by you and answer to you.

How do you handle liens and lien waivers?

Lien waivers are collected from every trade at every payment and provided to you with the draw. Florida's notice rules are unforgiving, and this is the single most common way an owner ends up paying twice.

Can the restaurant or hotel stay open during the work?

Usually, in part. On an occupied hotel we work floor by floor or wing by wing, with the corridor sealed and the public areas kept clean between shifts. On a restaurant, a full kitchen fit-out needs the line down, but a dining-room refresh or a bar rebuild can be staged overnight and at the start of the week. We agree which hours are ours before the scope is signed, because phasing is what the price is built on.

Will you also maintain the equipment you install?

Yes. The air conditioning, refrigeration and kitchen ventilation we install can go straight onto a maintenance agreement with Amalfi Mechanical at handover, which means the crew attending a failure in year three is the crew that put the equipment in. Where the property is a private residence, Amalfi Estates picks up the ongoing care.

Where do you take projects?

Across nine Florida counties — Palm Beach, Broward, Miami-Dade and Monroe on the Atlantic, and Manatee, Sarasota, Charlotte, Lee and Collier on the Gulf. Permitting differs markedly between them, and we price that in from the start rather than discovering it at inspection. The coverage page sets out the whole area.

Where we work

Nine counties, two permitting worlds

Buildout and renovation work runs from West Palm Beach and Delray Beach down through Boca Raton, Pompano Beach, Fort Lauderdale, Miami and Miami Beach, and across to Naples, Fort Myers and Sarasota on the Gulf. Miami-Dade runs its own product approval regime and the High Velocity Hurricane Zone adds requirements the Gulf counties do not impose, so the same scope is not the same permit in both places.
