Amalfi

Division I · Commercial

Mechanical

Buildings on this coast cool twelve months of the year, and the salt takes equipment apart faster than anywhere else in the country. We keep it on a schedule written for that, and we answer the telephone when it fails regardless.

What we hold

The whole mechanical plant

Amalfi Mechanical covers commercial air conditioning, refrigeration, plumbing and electrical on one agreement, rather than leaving a building manager to hold four separate trades together. The list below is what a single visit can attend to.

  • Rooftop units and split systems
  • Chillers and cooling towers
  • Air handlers and fan coils
  • VRF and VRV systems
  • Kitchen makeup air and exhaust
  • Walk-in coolers and freezers
  • Ice machines and prep refrigeration
  • Remote condensing units
  • Condenser coil cleaning and coating
  • Condensate treatment and flushing
  • Controls and building management
  • Air balancing and ductwork
  • Grease waste lines
  • Backflow testing and certification
  • Water heaters and boilers
  • Cast-iron repipe
  • Panel capacity and distribution
  • Lighting retrofits
  • Generators and transfer switches
  • Emergency and exit lighting

Before anything is quoted

We walk your roof and write down what you own

Most facility managers have never been handed a complete equipment inventory for their own building. We produce one at no cost, and the report is yours whether or not you engage us.

  1. Schedule the walkForty-five minutes on site — roof, mechanical rooms, kitchen line.
  2. Record every unitMake, model, serial, age, tonnage, refrigerant type, condition and estimated life remaining.
  3. Receive the reportDelivered within three business days, with a repair-or-replace list in priority order and budget ranges for capital planning.

Agreements

What a maintenance agreement covers

Three tiers. Most commercial buildings on this coast sit in the middle one, with quarterly visits rather than the two seasonal visits common further north — because the equipment here never rests.

TierCoversBilled separately
InspectionScheduled visits, filters, belts, coil cleaning, condensate treatment, refrigerant and electrical checks, written reportAll repair labour and parts
Preventive & labourAll of the above, plus repair labour at no charge and priority responseParts only
Full coverageParts, labour and emergency response at a fixed annual priceRefrigerant only

Refrigerant is excluded from every fixed-price agreement. With the R-454B transition the cost of R-410A is volatile, and we will not price a year ahead of a market we do not control.

Coastal properties

Salt air is the real adversary

Equipment within a mile of the water fails years earlier than identical equipment inland, and almost always in one of three ways. Our coastal programme runs on a tighter interval east of the Intracoastal for exactly this reason — it is the single highest-return line in any agreement on the beach.

Coil corrosion

Chloride drives into condenser coils and eats the fins from the inside. Beachfront properties lose compressors years before inland ones. We clean on a tighter interval and apply protective coil coating as a scheduled item.

Condensate and water damage

A blocked drain line floods four floors and becomes an insurance claim. Treatment and flushing before the wet season costs a fraction of one escape of water.

Storm season

Rooftop equipment secured, curbs and straps checked, and a pre-season inspection logged in writing — the record your insurer will ask for afterwards.

Questions

What property managers ask first

What does the equipment survey include, and what does it cost?

It costs nothing. We spend about forty-five minutes on site across the roof, the mechanical rooms and the kitchen line, and record the make, model, serial, age, tonnage, refrigerant type, condition and estimated life remaining of every unit. The written report arrives within three business days with a repair-or-replace list in priority order and budget ranges for capital planning, and it is yours whether or not you engage us.

What does a commercial maintenance agreement cost?

Commercial agreements in this market generally price between twenty-eight and forty-five dollars per ton per year, or roughly eight to fourteen cents per square foot for labour-only coverage and twenty to thirty-five cents for full coverage. A small retail suite with two or three rooftop units typically lands between twelve hundred and three thousand a year; a select-service hotel between ten and twenty-five thousand. The survey settles the number.

How quickly do you answer an emergency?

Dispatch runs at every hour. We aim to be on site within four hours in Palm Beach, Broward, Miami-Dade, Lee and Collier, and the same day in the outer counties and the Keys. Clients under an agreement come first and pay no overtime premium.

Do you work on residential property?

Not through this division. Private residences are the work of Amalfi Estates, which keeps separate crews on a different schedule. The two are not interchangeable — a hotel's chief engineer and a family at home need entirely different things.

Will you take over an existing contract mid-term?

Yes. Tell us when your current agreement expires and we will produce a survey and a comparison before the renewal date, so the decision is made on evidence rather than on a reminder email.

Who performs the work?

Work requiring a state licence is performed by licensed, insured specialists we manage and stand behind. Certificates of insurance naming your entity as additional insured are provided before anyone sets foot on the property.

Where we work

Nine counties, both coasts

Commercial mechanical work runs across Palm Beach, Broward, Miami-Dade and Monroe on the Atlantic, and Manatee, Sarasota, Charlotte, Lee and Collier on the Gulf. Most of it sits in Fort Lauderdale, Miami, Miami Beach, Boca Raton, West Palm Beach, Delray Beach, Pompano Beach, Naples, Fort Myers and Sarasota, each of which has its own page describing the building stock there.

Where a buildout or a renovation sits behind the mechanical work, Amalfi Construction holds the drawings, the trades and the permits. Response targets county by county are set out on the coverage page.

It costs nothing, it obliges you to nothing, and you will know more about your building afterwards than you did before.
